Two recent reports, one from Bright MLS and another from John Burns Research and Consulting, confirm what I’ve been seeing on the ground. Buyers are pausing. Some are walking away from deals. Others are just sitting tight and watching.
Why? Economic uncertainty. According to a survey by John Burns, 37 percent of people already believe we’re in a recession. Nearly half are holding off on major purchases. That includes buying a home. Buyers are not jumping at every opportunity anymore. They are taking their time to weigh the costs, the risks, and the timing.
This doesn’t mean people don’t want to buy. It just means they’re being more thoughtful about how they do it.
It's Not About FOMO Anymore
Remember when fear of missing out used to drive the market? That frantic energy of multiple offers, waived contingencies, and buyers writing love letters just to stand out? That era is fading.
Today, it’s about necessity. Many of my clients are moving because of life changes — new jobs, growing families, or downsizing. According to Bright MLS, only 26.5 percent of recent buyers in their region said they were purchasing because they felt ready to own or were tired of renting. That’s down from over 31 percent just a year ago.
What we’re seeing now is a buyer who’s calculating, strategic, and more focused on long-term fit than flashy finishes.
Practicality Is Winning Over Luxury
Here’s where it gets even more interesting. Builders, take note — this new wave of buyers is no longer wooed by granite countertops or spa bathtubs. What they want is functionality.
Buyers are now asking, “Will this space grow with me?” or “Can I turn this room into an office if I need to?” Flexibility matters more than ever. According to John Burns researchers, practicality consistently ranks higher than polish. People are looking for homes that serve multiple purposes and feel livable from day one.
If you’re selling, this is your chance to highlight the everyday value your home brings. Think about storage, natural light, a private backyard, or a well-placed laundry room. These are the features that speak volumes today.
Builders, It’s Time to Get Creative
The shift isn’t just affecting traditional sellers. Builders are feeling it too. Cookie-cutter layouts and overpriced upgrades are losing their appeal. What buyers want now are homes that feel human — that show intention in design, not just square footage and finishes.
In a market where affordability is the lens for every decision, design simplicity can still create impact. That could mean ditching luxury extras for flexible floorplans or offering energy-efficient features that help lower long-term costs.
And with more people willing to live a little further from urban centers if it means affordability, this opens up opportunities for suburban and exurban development that’s thoughtful and community-focused.
What I’m Seeing Right Now in Arizona
In Phoenix and surrounding areas, I am noticing a shift in seller behavior. Homes that would have attracted multiple offers last year are now getting just a few showings a week. Sellers are offering to cover closing costs or reduce price in exchange for a quicker sale. Some are investing in last-minute upgrades just to stand out.
Meanwhile, serious buyers are stepping in. They are negotiating home warranties, seller-paid rate buydowns, and extended closing timelines that fit their needs. They are not rushing, and they are not overpaying. This kind of calm, thoughtful buying rarely happens during a boom.
What This Means for You
If you're a buyer, this market is yours to navigate on your terms. You’re not at the mercy of bidding wars or impossible standards. You get to ask for what you need, negotiate confidently, and take the time to make the right decision. That’s a luxury that didn’t exist a couple of years ago.
If you’re a seller, it’s time to reframe your approach. Price your home wisely. Stage it in a way that highlights practical features. Be open to conversations around credits or repairs. This market rewards flexibility and realism.
