How selling works

Selling a luxury home in Scottsdale, Peoria and Phoenix: what the process includes

Preparation starts before the listing. In Arizona the seller completes the Seller's Property Disclosure Statement, and a smooth sale depends on having the HOA documents, permit records, warranties and service history for the roof, cooling and pool ready on day one. A pre-listing inspection is optional but often useful for older or larger homes.

Pricing is built from comparable sales, condition and buyer demand rather than from the number you hope to receive. When offers arrive, the strongest one is judged on financing, appraisal exposure, inspection terms, earnest money and timeline, not on the price alone.

Seller questions

Before you list

Do I have to disclose problems with my home?

In Arizona the seller completes a disclosure statement and should disclose known material facts about the property. If you are unsure what applies to your situation, consult a real estate attorney.

Should I order an inspection before listing?

Often yes for older, larger or more complex homes. Knowing the condition of the roof, cooling systems and pool in advance helps you price accurately and avoid renegotiating under time pressure.

How long will it take to sell?

It depends on the price range, condition, location and season. Olga provides a comparative market analysis and a realistic timeline before you decide to list.
